On December 9, elections for 2026 DTNA board members were held. Michael Joseph Alves, Jeffrey Dumlao and Amy Hockman join returning board members Kimyn Braithwaite, Paige Rausser Grey, Erik Honda, Jonathan Moscone, Eric Munsing, Dennis Richards. David Troup and Mitchell Woodrow as DTNA's board of directors.

Voting begins December 2 (@ midnight) for 2026 DTNA Board Seats!

Starting midnight December 2, 2025 through 7:30pm on December 9, elections will take place for 2026 DTNA board officers and board members. Board members serve one-year terms.

You can vote if you have been a DTNA member since November 9, 2025, which is 30 days prior to elections.

You will be receiving an email from "Duboce Triangle Neighborhood Association" (noreply@electionsrunner.com). Once you input your voter ID and Key (which will provided to you in the body of the email you receive), you can see all the candidates for board officers and board members.

NOTE: Click on the blue information button to the right of the candidates' pictures to read their statements.

NOTE: Candidate Statements will appear under the "2026 Board Candidates" page on the website starting December 2 @ midnight.

All ballots will include a write-in option for all positions.

The votes will be tallied at the final 2025 DTNA Neighborhood Meeting (December 9, 2025 at CPMC/Davies’ Gazebo Room), with a ½ hour dedicated to in-person voting by eligible members.

Results will be announced that evening at the meeting and posted online on our website the following day.

Nominations are Now Open for 2026 Board Seats

Nominations are now open for all DTNA members who are interested in running for a 2026 DTNA board position. Nominations will be open until November 30, 2025. Elections will take place beginning December 2 at midnight and run until December 9 at 7:30pm, at which time, votes will be tallied for all 11 board positions. Board members serve one-year terms.

Our remit is to support the entirety of the neighborhood, so if you are interested beyond one topic, one issue, or one street, we urge you to consider nominating yourself, whether you are a resident, a worker, or a business owner in good membership standing. And if you think of someone in the hood who would be great for the board, please reach out to them and encourage them to run.

ELIGIBILITY REQUIREMENTS

For candidates: You are eligible to run for a Board position if you have been a DTNA member since September 10, 2025, which is 90 days prior to the election.

For voting: You can vote if you have been a DTNA member since November 9, 2025, which is 30 days prior to elections.

All candidates are required to read and agree to the three documents ratified by the board of directors in May of 2025: 1) Board Duties; 2) Board Codes of Conduct; and 3) Conflicts of Interest Form. They can be found in the drop down menu above (under "2026 Board Elections).

TO SUMBIT YOUR SELF-NOMINATION

1. Provide a candidate statement (no longer than 150 words) detailing your interest and capacity in fulfilling DTNA’s mission: to protect and improve the quality of life for all who come to the Duboce Triangle to live, work, or play, by fostering an inclusive and welcoming environment focused on respect, mutual support, and open dialogue.

2. Provide a photo to accompany the statement.

3. Confirm agreement to all three documents (Board Duties; Codes of Conduct; and Conflicts of Interest).

4. Email all materials to info@dtna.org. Deadline for self-nomination: November 30, 2025 at 7:00pm.

VOTING PROCESS

1. Voting begins on December 2, 2025 at midnight and runs until December 9, 2025 at 7:30pm.

2. Voting will take place online and by mail.

3. Online voting will come in the form of an email containing the ballot with candidate statements.

4. Mail in voting will be provided for members without email addresses.

5. All ballots will include a write-in option for all positions.

6. All candidates will be listed, along with their statements, on DTNA’s website under the “2026 Board Elections” tab.

7. The election will be held at the final 2025 DTNA Neighborhood Meeting (December 9, 2025 at CPMC/Davies’ Gazebo Room), with a ½ hour dedicated to in-person voting by eligible members.

Last Tuesday August 12, DTNA members and other neighbors gathered for our 4th Neighborhood Meeting of 2025. Facilitated by Vice-President Dennis Richards, the meeting's highlights include:

Our New SF Police Park Station Captain

Introductions of Angela Wilhelm, the new Captain of SF Police's Park Station (SFPS), along with Officers Payne and Bratchikov. We will be working with them to bring a member of their safety team to an upcoming meeting to help neighbors do their best to protect against bike stealing, car beak-ins and package theft, as well as other safety concerns. They reminded us to disable pull cords in garages, not to leave anything in your cars, and take care of your neighbors by bringing packages in for them. And if you have cameras, SFPD can use those to help track down any culprits. For those who want to attend Park Station community meetings, they occur on the 4th Wednesday of every month at 6:30 via the zoom link here.

Our City Our Power

Elisa Rodriguez Furey and Kristen Frick from the Public Utilities Commission (PUC) spoke with neighbors about Our City Our Power, the PUC's initiative to buy back our City's power grid from PG&E. Land Use, Vision 2030 and Beautification

Land Use co-lead Dennis Richards presented on the process the Committee is undergoing to analyze the Mayor's Family Zoning Plan legislation, coalescing neighborhood survey results, and bringing the findings to Supervisor Mandelman in time for consideration by the Board of Supes, SF Planning and the Mayor's Office. Vision 2030 co-lead Nathaniel Edwards presented on the Mayor's Love Our Neighborhoods program, which aims to simplify the permitting process for San Franciscans to make their neighborhoods more vibrant and welcoming. Reach out to vision2030@dtna.org to learn more.

Update: Noise Alert from CPMC

Dear Neighbors,

I want to share an email I received from CPMC, alerting us all of upcoming noise that will occur as they upgrade the HVAC system atop their North Tower roof.

From CPMC:

"Good evening – as part of our North Tower HVAC system upgrade, our construction team will need to use chipping hammers to demo and remove concrete in part of the North Tower roof (specifically, under the SF-4 and old EF-4 pads).

The work is scheduled for Monday, August 11 through Wednesday, August 13, starting at 8:00am and concluding each day around 2:00pm.

There is no identified mitigation risks associated with this work. Please note that the noise levels will increase during the scheduled hours.

We apologize, in advance, for the noise disturbance. If you have any concerns about the noise level during this work, please let me know.

Updates: Upzoning, Slow Triangle Study, Events and More

Dear Neighbors,

I want to share 5 updates with you:

1. Thank you to everyone who filled out the short survey to provide your perspectives on the City's proposed plan for upzoning. DTNA's Land Use Committee met Monday July 14 to review the in-person and online feedback from neighbors, and is currently working with the DTNA board to understand the survey data so we can create a letter to SF Planning and our Board of Supervisors that incorporates neighbors' perspectives as they finalize upzoning plans for our City.

2. A few of us on DTNA's board met this week with the folks at SFMTA to get an update on the Duboce Triangle Slow Streets Study. The new timeline for community input in the process will take place in the Fall of 2025. No scenarios will be presented before everyone has had a chance to share their lived experience of walking, biking and driving through our neighborhood. From there, they will combine our input with the data they are collecting around traffic flows, and then come back with scenarios for us to provide further input in the Spring of 2026. Stay tuned for details on when, where and how you can be informed by and help inform our colleagues at SFMTA.

3. Our bi-monthly newsletter is out! I hope you have received it at your doorstep. You can also find it on our websitehere. I want to thank the many volunteers who deliver the newsletter throughout the Triangle. THANK YOU!!!!

4. Mark your calendars for Castro Merchants' next block party on Noe Street on Saturday August 23 from Noon to 5PM, complete with games, prizes, activities, entertainment and more!

5. And finally, I want to let you know that esteemed long-time board member, Robert Bush, is retiring his position on DTNA's board after years of extraordinary service. As sad as I am to see Bob go, he has introduced us to someone who has agreed to join us on the board to fulfill Bob's 2025 term: Mitchell Woodrow, a DTNA member residing on Beaver Street. Mitchell is going to lead our membership and marketing efforts and will serve out Bob's term through December of this year. I look forward to celebrating Bob in the coming months!

WANT TO KNOW HOW TO INFORM CITY HALL'S UPZONING PLANS?

Dear Neighbors,

At our most recent neighborhood meeting, we had a very informative conversation with SF Planning's Director Rich Hillis, his colleague, Director of Citywide Planning Rachael Tanner, and Board of Supervisors President Rafael Mandelman around SF's upzoning plans. We learned alot about the relationship between SF rezoning and state laws, concerns about historic preservation, protections for residents and businesses, and needs for forward-thinking policies in transit and services.

The meeting was the beginning of our gathering our neighborhood's thoughts on the upzoning plan in the hopes of coalescing feedback and sharing with SF Planning and the Board of Supervisors.

To that end, we need to hear from you! Please follow this quick 2-question survey to share your perspectives. We really appreciate the neighbors who already shared their questions and thoughts during the meeting! DTNA's Land Use Committee will be meeting Monday July 14 at 7PM at the the Chase Bank Conference Room at the corner of 15th and Sanchez. The meeting will be dedicated to reviewing the in-person and online feedback from neighbors, and drafting bullet points for a letter to SF Planning that the Board hopes to send later in the month Please join.

Dear Neighbors,

We held our second 2025 neighborhood meeting of the Duboce Triangle Neighborhood Association last Tuesday April 8 at the Harvey Milk Recreation Center. I’m so grateful to the Center for opening up their space to us.

Thank you to all the members who participated in the meeting, especially our intrepid board who volunteer so many hours to help our neighborhood. And it was great to see folks who were not yet members but joined after the meeting! For all of you who could not make it, I want to share the evening’s highlights, including some links I promised to send the attending members that I hope are informative and useful.

As is our custom, we started with a ½ hour of wine, soda and snacks so everyone could re-connect and get to know each other.

I provided a few updates, including:

The tree planting project (including some stump removals) continues, and DPW’s promises to keep us in the loop of the completion of their planting project. I’ll update you all when I know the exact date. If anyone has an issue regarding plantings, do reach out to me at president@dtna.org and I’ll make sure to connect you to the right City folks.
CPMC continues to be responsive to our requests for beautifying the exterior of their campus. A big shout out to DTNA board members Erik Honda and David Troup for leading the charge. CPMC has also replaced all three trees along Noe between Duboce and 14th that were vandalized. They look beautiful.
I am so grateful for our community building events, like the recent Seed Swap which was led by the Friends of Slow Noe, and Wigglefest, led by Doug Thorogood and Patrick Waters.
The Land Use committee is looking into the new zoning map, which will have serious impact on our neighborhood. The state requires more housing to be built near public transit hubs and the Mayor has released the plan for upzoning. Please stay tuned for more on this very important issue from our Land Use committee.

There will be hearings at the Planning Commission where your voice can be heard on the issue of upzoning. Check out: https://sfplanning.org/hearings-cpc-grid for more information as to which hearings will focus on upzoning.

Next up, Robert Reed, Public Relations Manager for Recology, presented on the rate increase for garbage pick up, which they are proposing to San Francisco. D8’s own Rafael Mandelman, the President of the Board of Supervisors, presented on the City’s billion dollar deficit. This will result in cuts to many programs, such as Urban Alchemy (which provides the Community Ambassadors), 15% cuts across the board in each City department; $350 million deficit at SFMTA, and so much more.

Supervisor Mandelman sees an improvement in encampments in the Castro and thinks the City still needs to work on mental health and substance abuse issues.

He then commented on the Mayor’s new proposed upzoning map to meet requirements under state law. It’s concentrated on major corridors, which includes high heights on the edges of the Triangle, including very tall and very dense housing at Safeway (if it ever gets developed). And lower but still tall (12-15 stories) west of Church on Market. He thinks it is necessary to provide needed housing, but it is also necessary to identify and preserve historic resources.

He celebrated the Castro Upper Market entertainment zone. During events, bars and restaurants can give to-go cups. Neighbors seem broadly supportive, but if you have questions, do reach out to his legislative aide Calvin Ho at calvin.ho@sfgov.org.

Other topics covered include:

Duboce Triangle Slow Street Study;
EV curbside charging pilot;
The need for better traffic enforcement, acknowledging that SFPD is down 500 officers;
The need for another $20million to construct the Harvey Milk Plaza. Senator Scott Weiner is working on it at the state level;
LGBTQ Museum, which bought the Barry’s building, might not open until 2027; and
Neighbor Tim Sheridon asked about congestion pricing and how that would impact an empty downtown. Supervisor Mandelmen Rafael agreed that it’s not a good idea at the moment but says at some point it will be necessary to generate revenue for public transit.

We pivoted away from the planned agenda, replacing the brainstorming with a conversation with Captain Jack Hart, Precinct Chief of the Park Station and Dave Burke Public Safety Liaison for D8. Jack has been three years at Park Station and is also now acting commander of 5 stations. At Park he has about 48 offices in contrast to 100 a few years ago.

He stressed that neighbors should not fear calling 911 in case of any kind of emergency, even if they are not sure of the seriousness of the situation. Same goes for 311, especially when people experience encampments. The City will then direct the issue to the right department.

Captain Hart Presented on some traffic data:

While citations do not totally encapsulate "traffic enforcement" (where it's impossible to measure accidents avoided or pedestrians/cyclists not hit due to an officer's presence in a parked vehicle monitoring an intersection or an officer advising a violator instead of citing them), 23 citations were written in the Park Station precinct in January, with 43% being "focused on the five" primary violations: speeding; violating pedestrian right-of-way in a crosswalk; running red lights; running stop signs; and failing to yield while turning.

In February, Park wrote 55 citations with 85% being "focused on the five." In March. Park officers wrote 115 traffic citations with 74 being "focused on the five" for a total of 64%.

He thinks the support of the community to write citations and emails directing them to problem locations in the district have been efficient and effective and he continues to encourage that members of the neighborhood email him with any issues. While the officer count is far below what it needs to be to cover our entire City, there is concerted effort in hiring and retaining officers, and becoming a motorcycle trained cop has become a lot easier, which aids in traffic enforcement and citations.

February DTNA Neighborhood Meeting

Dear Neighbors,

We held our first 2025 neighborhood meeting of the Duboce Triangle Neighborhood Association last Tuesday, February 11 at the Gazebo Room on the CPMC/Davies Campus. And I am happy to report we kicked the year off with a lot of positive energy and engagement.

Thank you to 50+ members who participated in the meeting, and several folks who signed up for membership after the meeting. For you and all of you who could not make the meeting, I want to share the event highlights, including some links I promised to send that I hope are informative and useful

After a lovely reception where neighbors (re)connected and engaged in color drawing on the hearts that board member Kimyn Braithwaite creates and decorates our neighborhood with, we began the meeting with a welcome to members, other neighbors, and some of our local businesses, notably Fisch & Flore, Chartreuse by Roje and The Academy.

I provided a few updates, including:

The City has approved the implementation of the Duboce Slow Streets Study, to be run by the SFMTA, which includes a holistic traffic and circulation study and a budgeted robust community engagement process, where all our voices will be heard. Read more about it here.
CMPC/Davies continues to green up its campus exterior and will continue to improve its visual relationship to the neighborhood. They are also promising to have a permanent fix to mitigate the HVAC sound no later than June 30, 2025.
The Mayor has initiated a community affairs team to help track departmental progress in addressing resident and business needs throughout the city. When you have an issue, concern or question to one of the City departments, in addition to cc’ing our Supervisor’s office, you can also cc 2 members of the Community Affairs team, Moisés Garcia and Angelina Polselli. They will help track the responsiveness of the departments as part of the Mayor’s promise for more accountability. In addition, if you have a public safety concern, please reach out to D8’s public safety liaison from SFPD, Dave Burke. You can find their contact information here.

D8’s own Rafael Mandelman, the newly elected President of the Board of Supervisors, spoke about the new administration and shared updates around:

The timeline for the coming GLBT History Museum in the Tower Records (Barry’s) building, which was bought by the City and will take some time for it to go through the bureaucratic process towards becoming a reality.
The establishment of parts of the Castro as one of the City’s entertainment zones, which when permitted, will allow people enjoying events such as the Castro Night Market, to carry alcohol between venues.
The need for psych beds to address the problem he has long been focused on – untreated mental illness on our streets.
The timeline for the completion of the Harvey Milk Plaza on the corner of Market and Castro, which includes the need for more money beyond what the City and State have provided.

We then invited meeting participants to join breakout sessions to brainstorm ideas around the following four issues and opportunities:

Vision 2030, including Transportation Issues and Slow Streets.
Beautification
Community Events
Land Use

Our board will coalesce the brainstorm ideas and come back to the neighborhood at our April meeting with a game plan. For those who could not attend but want to engage in any of these topics, please contact info@dtna.org so that our board members leading these committees can reach out to you.
